[Summit] to lot

Different strokes for different folks, I guess. I don't live all that near
the tot lot, but my wife and I take walks by it some days. To me the tot
lot looks comfortable and well-used with all those toys. Personally, I
like a neighborhood to look a little run-down at the heels and comfortable
to live in. A newly spiffed-up urban neighborhood may have higher property
values, to be sure. But -- to me, at least -- a spiffed-up neighborhood
feels somewhat hostile and unwelcoming, like a living room full of fancy
furniture than no one dare use for fear of soiling it. Give me an old,
well-used sofa any day.
Just my two cents. YMMV, of course.
